No. I believe in being open and honest in all my dealings. Most, but not all, transactions will close through a local title company so both of our interests are protected by a 3rd party.  


No. I am the buyer. I may get a funding partner involved, if necessary, but I will not tie up your property only to back out at the last minute because I could not find another buyer.

Yes, if possible, I will meet you and we can talk about your sales needs.


I use software that pulls the data directly from the county public real estate records. These records are available to anyone. I honor all requests to be removed from future mailings. 


Yes. I try to stay away from what I call “Family Land”. This is land that has been in your family for a long time and will continue to be handed down to future generations. I do not have any way to filter them out but I would not knowingly ask you to sell yours. The only way I would be interested is if it were already in danger of being lost or the family previously decided to sell. Other than that, I will look at any property. Some, however, may not meet my investing criteria. Let me look at it and let’s see if it makes sense. 


I try to make fair offers, but I can’t pay retail price. I look at numerous things like access to utilities, septic vs. inground sewer system, costs involved with removing trees, leveling, zoning, restrictions and of course location. The more I would need to spend on the back end means a lower offer. The same applies to a highly improved property. I can offer more if it meets my investing criteria. Keep in mind, though, I am looking for opportunities where I can add value to the property.  If you are wanting to sell let’s talk about it to see if I can help you. No. If we come to an agreement, I will ask for access so I can walk the property as part of my due diligence but I will never go on to the property without permission.
